Who’s Behind the Explosion of Market Rate Housing on the Westside?

The Silicon Beach is full of young, single employees who occasionally like to sleep. A lot of them are out on I-10 every morning and evening, driving to less expensive housing. But many of them never have to leave the Westside, thanks in large part to NMS Properties. The NMS sign is on new construction of market rate housing for the creative class (and anyone else too, of course) all over Santa Monica and the Westside.
Who is NMS, and how did they manage to respond to this market demand at just the right moment? Neil Shekhter founded NMS properties in 1988 to primarily invest in, and add value to, multifamily properties in core markets. Successfully repositioning and stabilizing his portfolio, Mr. Shekhter started developing his own product – an evolution that would enable him to instill and integrate quality at the very onset. Today, this platform has catapulted NMS Properties to be one the most prolific developers in Los Angeles. Mr. Shekhter is seemingly involved in any new multifamily/mixed use project being done in Santa Monica. His vision of the way people prefer to use and interact with space is evident throughout the portfolio. NMS currently manages over 50 properties, consisting of 2,000 apartment units and approximately 320,000 SF of retail and commercial space. But perhaps what is keeping Mr. Shekhter and NMS properties the busiest are the 2,500 units and over 200,000 SF of mixed-use space currently under development, a volume that will essentially double the size of the NMS Portfolio.

Parking: Haworth’s showroom is located at The Water Garden. Take the Cloverfield exit off the I-10. Turn right (north) onto Cloverfield. The Water Garden starts two blocks north, at Olympic. The entry to the parking structure is just past Olympic, on Cloverfield. Haworth will be validating parking (thank you!). You should be able to see the Haworth showroom (Suite 1000 North) when you exit the garage elevators into the lobby.
