    Join ULI Los Angeles for an exclusive tour of 700 Broadway - Related California's recently completed mixed-use, mixed-income rental apartment development - followed by a panel consisting of the team that collaborated on the project.

    Located in the heart of Santa Monica, 700 Broadway was developed by Related California and designed by LARGE Architecture with interiors by Marmol Radziner and landscaping by Studio-MLA. The 8-story building includes 280 apartments, of which 30% are reserved for low-income and middle-income households, a nearly ¾ acre park, and community-serving retail including a Vons market and Equinox Fitness Club.     Speakers

    Paula Larmore

    Harding Larmore Kutcher & Kozal, LLP

    Paula J. Larmore practices in the areas of real estate transactions and land use law. She has experience assisting with the approvals process and related transactional documents for commercial and residential development projects, including res- idential (apartments and condominiums), 100% affordable housing, hotels, health centers/hospitals, schools, restaurant/re- tail, mixed-use, automobile dealerships and subdivisions (including airspace subdivisions). On behalf of clients and through her involvement with the Santa Monica Chamber of Commerce, Larmore has been actively involved with Santa Monica’s adoption of various land use regulations including its Land Use and Circulation Element in 2010, Zoning Ordinance update in 2015, Downtown Community Plan in 2017, Land Use Plan of its Local Coastal Program in 2018, various interim ordinances pertaining to economic recovery and relief during the COVID-19 pandemic and ongoing Housing Element Update process. Prior to joining HLKK law, Larmore gained both legal and non-legal work experience at DLA Piper, CB Richard Ellis, Ernst & Young, and Charles Dunn Company. Larmore currently serves on the Santa Monica Chamber of Commerce Board and the Steering Committee of Community for Excellent Public Schools. She has served as the chair of the Santa Monica Chamber’s Land Use Committee and on the Execu- tive Committees for both the Chamber and the Santa Monica Education Foundation.

    Phoebe Yee

    Executive Vice President, Design, The Related Group

    As Executive Vice President of Design for Related California, Ms. Yee leads the architecture and interior design for all mar- ket rate and mixed-income residential developments throughout California. She is responsible for the creative oversight and management of the planning, design and engineering of every market rate development, from concept and delivery to building opening. Her direct involvement in all aspects of the building process includes directing architects, interior de- signers and engineers through each phase of construction to ensure that the completed work is true to the project’s design intent. She is the conduit with sales/leasing and marketing, operations, and development executives, assuring informed design, constantly evolving processes, and seamless execution. Since joining Related in 2006, Ms. Yee has been directly responsible for the design oversight and completion of numerous developments, including The Avery, Mason on Mariposa and 1550 Mission in San Francisco, and The Century, The Seychelle, The Waverly, The Emerson, and Argyle House in Los Angeles. A registered architect and former vice president at international design firm, HKS Architects, Ms. Yee holds a Master in Ar- chitecture from the University of California, Los Angeles and a bachelor’s degree from Georgetown University. She is a re- cipient of the Asian Women in Business Corporate Leadership Award, former editor of the Dallas chapter American Institute of Architects newsletter, and served on the Urban Design Advisory Committee for the City of Dallas. Ms. Yee serves on the Boards of Trustees for Sci-Arc (Southern California Institute of Architecture) and the Beverly Willis Architecture Foundation. She is a member of the American Institute of Architects (AIA) and has been an invited speaker at AIA conferences, Urban Land Institute events, and housing symposium panels.     Alan Grant

    Principal, Large Architecture

    Alan Grant is the founding Principal of LARGE architecture and Principal in charge of all design. He is responsible for the creative oversight and management of LARGE Architectures design and has been awarded AIA awards for design along with numerous other design awards. A graduate of Columbia University M-Arch program and the University of California Environ- mental Design program, Alan spent approximately 10 years working as an architect in England with notable architects such as Richard Horden Associates, KPF and SOM prior to setting up his own practice in LA.

    Greg Moritz

    Vice President, Development, The Related Companies

    As Vice President of Development for Related California, Mr. Moritz is responsible for managing all aspects of the development process, including acquisition, financing, entitlements, design, construction and asset management, for several mixed-use developments in Southern California, including 710 Broadway in Santa Monica, a $400 million development with 280 apartments, a 30,000 square foot park, approximately 34,000 square feet of community-serving retail, and a 53,500 square foot state-of-the-art Vons urban market, and Related Bristol, a $3 billion mixed-use, master planned development envisioned to include 3,750 residences, 350,000 square feet of retail, a 250-key hotel, and 200 senior, assisted living residences located adjacent to South Coast Plaza in Orange County. Prior to joining Related, Mr. Moritz underwrote new investments at Moelis Capital Partners, a New York- based private equity firm, and was an investment banker in the restructuring group at Rothschild, Inc. Mr. Moritz holds a Master of Business Administration with a major in Real Estate from The Wharton School of the University of Pennsylvania, a bachelor’s degree in Finance and International Business from the McIntire School of Commerce at the University of Virginia, and a Certificate in Real Estate Design and Development from the University of Pennsylvania School of Design.

    Stephanie Reich

    Design and Historic Preservation Planner, City of Santa Monica

    Stephanie Reich, AIA, LEED AP re-joined Planning and Community Development in the City of Santa Monica in January 2017 as the Design and Historic Preservation Planner, leading the team that serves the Architectural Review Board and Landmarks Commission, having served the City in a similar role between 2003 and 2006. Stephanie also served as Urban Designer for the City of West Hollywood and has also served the cities of Glendale and Long Beach in a similar role. Stephanie is contin- ually excited by the enormous possibilities for excellence in architecture and urban design in Santa Monica and the Greater Los Angeles area. Stephanie is a licensed architect and prior to joining the City of Santa Monica in 2003 practiced architecture and urban de- sign for almost 20 years with a variety of notable firms in Los Angeles and New York including Morphosis, and Daniel Libes- kind, and larger firms of AECOM and NBBJ. Stephanie earned her Bachelor of Architecture from Cornell University, and her Master of Architecture from Southern California Institute of Architecture (SCI-Arc). Stephanie chose Los Angeles to be a part of building a great city. As part of her commitment to the broader design community Stephanie is active in the local AIA chapter (AIA/LA), and has served on the Board of Directors, and has been on the Urban Design Committee for AIACA since 2006. She as a founding member of the AIACA Resilient Design Committee where she aims to advance resilience and social justice in architectural practice. From 2001 and 2010 she served as Chair of the AIA/LA Urban Design Committee, providing a forum for multi-disci- plinary dialogue on key urban design issues. Stephanie is also an active member and past president of Association for Women in Architecture + Design (AWA+D) for which she leads a monthly Salon discussion group and serves as a mentor for young professionals.
