 Case Study - Netflix / Hudson Pacific Properties Sunset Bronson Studios


Hudson Pacific Properties acquired Sunset Bronson Studios in 2008 and proceeded to entitle the 11-acre site for 420,000 square feet of Class A creative office space. These new facilities—the 14-story, 326,000-square-foot ICON tower and the adjacent five-story, 94,000-square-foot CUE building—became Netflix’s Los Angeles headquarters. In addition to ICON and CUE, Netflix entered into long-term leases for 154,000 square feet of sound stages and production space at Sunset Bronson, bringing the streaming content creator’s total footprint on the lot to over half a million square feet.
 
Executives from Hudson Pacific and Netflix, as well as the project architect Gensler, will discuss the fascinating history and ultimate transformation of this historic Hollywood studio. Netflix will discuss the utilization of Icon and Cue, and the strategic advantages of its LA headquarters location. Topics will include Hudson Pacific’s long-term vision and strategy for acquiring and transforming studio lots, the process by which Hudson Pacific enticed Netflix to locate and grow at Sunset Bronson.
