    With e-commerce rapidly growing in volume and online merchants rushing to scale their warehousing infrastructure, the demand for distribution space is at record levels.  Of increasing importance is the need to efficiently solve the “last mile” in the product distribution chain.  Merchants, developers, existing property owners, brokers, architects and cities are engaged in creatively meeting the challenge, including conversion of non-industrial property to distribution uses.
     
    Attendees of this StimULI panel will hear from local experts in this endeavor as they share lessons learned and emerging trends.

    Danny Santana

    City of Torrance

    Danny Santana started as an intern with the City of Torrance 20 years ago and since 2019 has served as the Community Development Director. Danny leads a nearly 70-member department of professionals that covers the spectrum of development services, including Environmental Review, Zoning Entitlements, Comprehensive Planning, Building and Engineering Permits/Plan Check/Inspections, GIS, Code Enforcement, and the Torrance Housing Authority. He previously managed the Department’s Current Planning and Environmental Divisions. Danny is also a member of the City’s Economic Development Team and has previously served as an Adjunct Professor of Environmental Planning and Policy at Loyola Marymount University.

    Bob Jacob

    Partner, HPA Architecture

    Bob Jacob joined HPA, Inc. in 1994 and has been a partner since 2000. He has been the lead architect for many of the largest industrial projects completed in the last decade in the Southwest. Bob is licensed as an architect in twenty states and has managed projects in most of them. Among his California projects are Frito-Lay’s warehouse in Rancho Cucamonga, General Motors’ distribution center, also in Rancho Cucamonga, Whirlpool Corporation’s distribution center in Perris, Haven Gateway, Ontario and Harborgate Way Industrial Center, Torrance.

    Tunde Ogunwole

    Director, Project Management, Prologis

    Tunde Ogunwole is a Director of Project Management at Prologis, the world's largest industrial REIT, where he is responsible for leading the entitlements, community outreach and preconstruction services on multiple complicated Class A industrial & logistics facilities in Southern California.  He has recently moved from Trammell Crow Company, where he led and worked on ground up industrial and office projects with tenants such as Amazon, Sam's Club, Williams Sonoma, Home Depot, Southern California Edison & Riverside County's University Health System. Tunde is a former Navy officer.

    Patrick Schlehuber

    Sr. Vice President, Acquisitions, Rexford Industrial

    Patrick Schlehuber has led Rexford Industrial’s (NYSE: REXR) investment efforts since joining in 2009 and is a member of Rexford’s Investment Committee. He has led the investment team through 197 property acquisitions totaling nearly $5 billion, adding 32.4 million square feet to Rexford’s portfolio. Prior to his time at Rexford, Mr. Schlehuber was an Investment Officer at First Industrial Realty Trust, another publicly traded Industrial REIT.
