As an industry, we strive to balance in-fill redevelopment with greenfield development to satisfy the natural demand for housing based on demographic trends. While suburban development reduced substantially during the recent downturn, Los Angeles and Ventura counties are now heading toward a shortage of new single family homes. While today’s projects are more environmentally sensitive with a focus on sustainability and “healthy communities,” we have lessons to learn from past greenfield development, and new challenges to address into today’s financial and regulatory environment.

Issues to be Discussed, include:

  • Best practices in obtaining (and preserving) entitlements and permits;
  • Managing constraints on supply and upward pressure on home prices;
  • New opportunities in greenfield, sustainability and “healthy communities” development; and
  • Lessons learned about buyer preferences and market demand;
